What is property management?
Property management encompasses all tasks arising from a property owner’s (principal) delegation of the management of their real estate assets to a property manager (agent).
We operate under a property management agreement that defines our responsibilities and enables us to represent the principal in dealings with tenants and government agencies. We handle rental tax filings.
We make every effort on a daily basis to ensure the smooth operation of the lease, the tenant’s comfort in the premises (technical and service management), the collection of rent, the issuance of receipts, and relations with all authorities and government agencies.
We ensure that the tenant complies with the terms of the lease and make every effort to collect any amounts owed by the tenant.
To enable us to collect rent and charges directly, we have taken out a financial guarantee (insurance) issued by a GALIAN-approved organization in accordance with the Hoguet Act, ensuring that client funds are protected under all circumstances.
What are the manager's various responsibilities?
Prior to the lease or contract, if the property manager is engaged to handle the rental:
• Getting to know the owner (client)
• Inspection of the property
• Signing of the management agreement
• Marketing and advertising across various platforms
• Search for a tenant, including review of applications, whether or not submitted to the client
• Drafting of documents (lease, inventory of fixtures)
• Signing of the lease and inventory of fixtures
Ongoing management:
• Ensuring compliance with the terms of the lease
• Managing the tenant-landlord relationship
• Billing for rent, utilities, and ancillary charges
• Handling administrative and pre-litigation matters in the event of a rental dispute
• Paying utilities, taxes, and service fees in accordance with legal or customary deadlines
• Remitting rent to the Landlord
• Representing the client at homeowners’ association meetings, as applicable
• Preparing reports, meetings, management summaries, utility bill adjustments, and monitoring rent trends
• Preparing documentation to assist the client in filing tax returns
• Implementation of rental guarantees (security deposit, rental deposit) in coordination with the client
• Claims management (if applicable)
• Oversight of all management tasks: Technical and regulatory management, Environmental management, Construction management, Rental management accounting.
